CHFA FirstGeneration Supported More Than 600 Homebuyers in 2025

The CHFA FirstGeneration home mortgage loan supports homebuyers who have never owned a home and whose parents or guardians have never owned a home. Borrowers raised in the foster care system are also eligible. Based on customer feedback, CHFA expanded eligibility for the CHFA program in 2025, requiring that only one borrower be a first-generation homebuyer.

Of the 5,491 households CHFA supported in becoming homeowners in 2025, 12 percent (657) utilized a CHFA FirstGeneration loan. Notably, 8 percent of borrowers self-identified as Black or African American and 68 percent as Hispanic, compared to 5 percent and 46 percent, respectively, across all CHFA home mortgage loans made last year.

The Irving at Mile High Vista Celebrates Grand Opening

CHFA attended a grand opening celebration for The Irving at Mile High Vista in Denver on January 22nd. Developed by Urban Land Conservancy and Cho Development, The Irving includes 102 affordable apartments for individuals and families with incomes at 20 percent to 80 percent of the Area Median Income (AMI). The development is centrally located in the West Colfax neighborhood near transportation, schools, daily amenities, parks, and recreation.

CHFA supported The Irving with $1 million in state Affordable Housing Tax Credits, $2.2 million in federal 4 percent Housing Tax Credits, and $23.5 million in Private Activity Bonds (PAB). Additionally, The Irving received $1 million from the Proposition 123 Concessionary Debt LIHTC Gap Finance program. David Foust, CHFA Commercial Loan Officer, attended the celebration and delivered remarks on CHFA’s behalf.

Financing Announced for Innovative Housing Manufacturers

On January 9th, CHFA joined Gov. Jared Polis and the Office of Economic Development and International Trade (OEDIT) to announce the Proposition 123 Modular Finance and Innovative Housing Incentive Program (IHIP) awards. The programs are managed by CHFA on behalf of OEDIT, and both programs offer financing options for manufacturers of innovative housing, including offsite, 3D-printed, factory-built, and modular construction technologies.

After careful consideration and evaluation of applicants, CHFA and OEDIT awarded funding to four applicants totaling $12 million, with $10.25 million in financing from the Proposition 123 Affordable Housing Financing Fund and $1.8 million in financing from IHIP. Towaoc’s Nuchu Market Opens to Customers

CHFA attended the grand opening and ribbon cutting celebration for Nuchu Market in Towaoc, located just outside of the Ute Mountain Ute Reservation. The new grocery store opened its doors to customers in January, providing fresh food to the surrounding community and incorporating locally sourced products and goods. The store is the realization of a longtime goal of the Ute Mountain Ute Tribal leadership, bringing produce and other perishable goods to an area previously considered a food desert.

On hand for the grand opening event were Ute Mountain Ute Tribal leaders and elders as well as members of the public. CHFA Community Relationship Manager Chris Lopez was also in attendance. In 2025, CHFA provided grant funding to the Ute Mountain Ute Tribe, a portion of which supported the development of Nuchu Market.

The Stables Breaks Ground in Aurora

On January 29th, CHFA attended the groundbreaking for The Stables Family Housing Project in Aurora. Developed by Grovewood Community Development, the development will include 85 apartments for households earning 30 percent to 80 percent of the Area Median Income (AMI). CHFA awarded $1.8 million in state Affordable Housing Tax Credits, $2 million in federal 4 percent Housing Tax Credits, and $22.5 million in Private Activity Bonds (PAB). The property also received $3.5 million from the Proposition 123 Concessionary Debt LIHTC Gap Finance program.

CHFAians Travel to D.C. for HFA Institute

Numerous CHFA staff attended the National Council of State Housing Agencies (NCSHA) HFA Institute in Washington, D.C. from January 11-16. The annual conference convenes industry leaders administering the Housing Credit, federal homeownership programs, Section 8, and the HOME Investment program and Housing Trust Fund. Thomas Haffey, Manager, Secondary Marketing, Dan McMahon, Director, Home Finance, and Brian Miller, Director, Asset Management participated in panel sessions.

MLK Business Awards Held in Denver

On January 15th, CHFA sponsored and attended the annual Martin Luther King, Jr. Business Awards Luncheon in Denver. Each year, the ceremony honors individuals, corporations, and nonprofit organizations that display exemplary social responsibility in adhering to the ideals of Dr. Martin Luther King, Jr. The 2026 luncheon benefited Denver Kids, Inc., a nonprofit organization providing scholarships to underserved and non-traditional students in Colorado.
