Updated Home Mortgage Income and Purchase Limits Published

In May, CHFA published updated income and purchase limits for all CHFA home mortgage loan programs. The maximum income limit of any one program is currently $174,440, which is 140 percent of the statewide Area Median Income (AMI). The table below outlines CHFA’s 2025 loan production by household AMI through May 31, 2025.

Round One Housing Tax Credit Awards

In the first Housing Tax Credit round of 2025, CHFA awarded 12 developments reservations of state and federal Housing Tax Credits. This includes awards of Transit-oriented Communities (TOC) credit to seven developments. In total, the developments awarded in Round One will support 679 affordable rental housing units to serve various housing needs in Colorado, serving households with low and moderate incomes, individuals and families transitioning out of homelessness, and older adults. The total private sector equity investment estimated to be generated from the federal tax credits awarded exceeds $207.4 million.

CHFA Supports Friends of Levitt Pavilion

CHFA provided Cash Collateral Support Plus and Cash Collateral Support credit enhancements of $67,500 each to support a loan to Friends of Levitt Pavilion through Collegiate Peaks Bank. The loan will provide working capital to support the nonprofit that operates Denver’s Levitt Pavilion nonprofit concert venue through the busy summer season. Located in southwest Denver’s Ruby Hill neighborhood, the mission of Levitt Pavillion is to build community through music, providing access to more than 50 concerts every year through its outdoors, all-ages venue. Since the venue opened in 2017, it has become an inclusive gathering place for Ruby Hill and the surrounding community, operating in partnership with the Levitt Foundation and Denver Parks and Recreation.

CHFAians Take Part in Annual Blitz Build

A crew of CHFA staff volunteers assembled to support Home Builders Foundation (HBF) in its annual Blitz Build in May. The Blitz Build gathers volunteers each year to build home wheelchair ramps for people living with disabilities. HBF is a nonprofit based in Centennial whose mission is to build independence, provide opportunities, and elevate lives for individuals and families with disabilities. Home modifications organized through the Blitz Build help to enable greater access, safety, and mobility for residents.

CHFA has had the privilege of supporting Home Builders Foundation and the Blitz Build for more than nine years, including through sponsorships and Direct Effect Awards. In addition, HBF was selected as the 2023 beneficiary of CHFA’s annual David W. Herlinger Golf Tournament.

Affordable Housing Bus Tour

More than a dozen CHFAians took part in the 2025 Colorado Real Estate Journal Affordable Housing Bus Tour on May 20th, which convened affordable housing property owners, developers, investors, asset managers, staff, board members, and elected officials on a tour to seven affordable housing developments located throughout Denver. Each of the properties featured were supported by Housing Tax Credits, New Markets Tax Credits, and/or CHFA’s multifamily lending programs.

WAHN Summit

The National Women in Affordable Housing Network (WAHN) Summit was held in Denver from May 4th – 7th. The conference brought together women from across Colorado and the nation, representing diverse backgrounds and perspectives, to share insights and leadership in the affordable housing industry. Kathryn Grosscup, CHFA Manager, Housing Tax Credit and Brittney Cousin, CHFA Preservation Officer, were honored to speak at the event.

Colorado NAHRO Conference

CHFA was proud to be a sponsor of the Colorado NAHRO Annual Conference from May 13th – 16th in Pueblo. The conference brought together industry leaders and advocates to talk about solutions for strengthening affordable housing in Colorado. Brian Miller, CHFA Director, Asset Management, showcased CHFA’s newly launched Property Management Toolkit, and eleven additional members of CHFA’s Asset Management and Community Development Divisions delivered presentations at the conference.
